Is it the right time to buy and sell real estate in Wagga Wagga?

The Wagga Wagga property market is like any other and is subject to fluctuation.

The perception Australia wide is that we are experiencing a flat market and now is not the time to sell.

Every circumstance is different. If you are intending on buying in the same market as you are selling in, it's all relative.

What we mean by that is if you achieve current market value for your property and pay market value for the home you purchase it is a palatable transaction.

Property Prices

Buying and selling property is one of the single biggest decisions we can make.

Property prices are responsive to market conditions and whether seller or buyer, market research is a valuable commodity.

Armed with the correct information you can determine whether you are pricing your property to sell according to current market conditions (thus saving you time and money),or are buying property at an above, below or market value.

Bloomin' Wagga

Wagga Wagga real estate goes off like a cracker in Spring and has certainly heralded a mad couple of weeks at 53 Fitzmaurice Street.

The PRDnationwide sales team is busy preparing for a huge homebuyers and investor weekend coming up in November, while the property management department has demonstrated just why it was recognised by PRDnationwide as having the best property management team in Australia.

The team leased 19 properties in a whirlwind five days last week - an excellent achievement by any standard!

Property Goss!

Here's a little piece of property trivia for you at the end of a busy week!

Australian's are doing the upsize better than the US,  in homes at least anyway...

On average, the Aussie home is around 10 per cent larger than the US and nine per cent larger than our New Zealand neighbours.

While the number of sales has dipped, the median sales price has continued its upward trend.

The report takes a snapshot look at the Wagga rental, housing and vacant land markets, as well as rural and rural residential.

Let's Get Walking!

As we draw closer to Spring and one of the peak periods for buyer activity, here's a handy tip to help you scope out your preferred location of choice...

Get walking!

Apart from the obvious benefits to your health, walking around a suburb will give you a real feel for the neighbourhood vibe and local amenities.

You can, among other things, determine walking distance to local schools, shops or parks and get a feel for traffic volume on particular streets.

Banking Reforms in Play!

Have you taken a look at the banking reforms that were introduced on 1 July?

The first reform is the ban on mortgage exit fees on new loans but it's to be followed by a number of others over the next 12 months, subject to legislation.

One of the next is to make lending institutions provide consumers with standardised information about mortgage products so people can easily compare them.
